Our Process

When you work with Lobo Builders, you not only work with award-winning General Contractor Thomas Wolfe and Annie Wolfe as your personal guides, but also with accomplished estimators, designers, artisans and tradespeople. Your personal project manager oversees every detail of the construction of  your home. From scheduling and permitting to coordinating deliveries and managing the inevitable complexities of mountain construction, we handle the orchestration so you don't have to. You'll stay informed through regular updates and have the opportunity to make selections and refinements as your home takes shape. Our process is designed to give you confidence in what's happening on site, even when you're not there.

01 Tell Us about Your Project

We begin with a conversation about what you're envisioning and how you plan to use the property. If you're working with an architect, we'll review your plans together. If you're starting fresh, we'll discuss your priorities and what matters most to you in the finished home. From there, we schedule a site visit to walk the lot, assess the topography, and evaluate any existing structures. This gives us a clear understanding of what the project requires. We'll then meet at our office to share our findings and determine whether we're the right fit to move forward together.

02  Design

Once we mutually confirm that the project is the right fit, the design phase begins. You may collaborate with your own architect or engage our in-house designer to develop the floor plan, interior and exterior selections, and foundation plan. Throughout this process, we thoughtfully consider your zoning requirements, and community covenants to ensure a seamless result. Because the final design directly informs your project investment, this phase is approached with intention, precision, and careful planning.

03 Estimating

Once the architectural and interior design are complete, our seasoned estimator uses the finalized plans to establish the cost of your build or renovation. Drawing on decades of experience, current material and labor pricing, and advanced Buildertrend software, we provide a detailed and highly accurate cost projection. This estimate is suitable for lender review and, historically, our projections average within three to five percent under final project costs, offering clarity and confidence as you move forward.

04 Contracts

With the scope of work, finalized design, financing, and cost projections in place, we prepare comprehensive construction contracts that clearly define expectations for all parties. This step formalizes the details of your project, provides transparency and peace of mind, and allows the transition from planning to building to begin with confidence and clarity.

05 Permit Applications, Ordering & Scheduling

Lobo's seasoned team masterfully orchestrates your home's scheduling, permitting, and procurement with efficiency and foresight. Our long-standing relationships allow us to navigate local permitting requirements smoothly, source materials proven to perform in our mountain environment, and work exclusively with trusted suppliers and subcontractors known for their reliability and craftsmanship. This depth of regional knowledge ensures each phase is thoughtfully coordinated, timelines are respected, and every detail is aligned for a seamless building experience.

05 Construction

Throughout construction, our team brings careful oversight, skilled craftsmanship, and disciplined project management to every phase of the build. We maintain clear and consistent communication, collaborating closely with you and our trusted trade partners to ensure each decision is intentional and every detail is executed to the highest standard. The result is a thoughtfully built home that reflects exceptional quality, performs beautifully in its environment, and exceeds expectations for years to come.
